Concept

The transformation of the former Hotel Plat reimagines a historically layered tourist site into a contemporary luxury destination on the Adriatic. Located in Župa Dubrovačka, near Dubrovnik, the project was selected through a tender process in 2023 as part of a broader vision to revitalize one of the last undeveloped coastal resort zones in the region.

The concept is based on a complete spatial and programmatic transformation, replacing outdated structures with a new architectural system that integrates hospitality, landscape, and contemporary standards of luxury tourism.

Purpose

The project includes the full reconstruction of the existing hotel complex, encompassing hotels, villas, pavilions, and associated tourist infrastructure.

The intervention upgrades the site from a former mid-range resort into a high-end mixed hospitality destination, aligned with international standards and contemporary guest expectations. The scale of investment exceeds €100 million, positioning the project as one of the key tourism developments in Croatia.

Spatial Strategy

The project redefines the spatial organization of the entire peninsula, introducing a clearer and more fluid system of movement, views, and functional zones.

A central design objective is the maximization of visual connection to the sea, ensuring that accommodation units are oriented toward the Adriatic landscape. The new layout enhances openness, improves sightlines, and establishes a strong relationship between architecture and the coastline.

The transformation also introduces a more permeable and accessible resort structure, allowing parts of the complex to be experienced not only by guests but also by the wider public.

Architecture and Materials

The architectural language is rooted in the Mediterranean context, combining contemporary forms with authentic materials, colours, and textures. The design avoids excessive formal expression, instead emphasizing proportion, light, and integration with the natural surroundings.

New structures are carefully positioned within the landscape to minimize visual impact while creating a cohesive and refined resort identity.

Landscape

Landscape design plays a fundamental role in the project, shaping the experience of the resort as a continuous interaction between built and natural environments.

Vegetation, topography, and outdoor spaces are treated as primary design elements, reinforcing the character of the site and enhancing the overall spatial experience of the complex.

Vision

The Plat Luxury Resort project represents a long-term transformation of a strategic coastal site, turning a previously underutilized and partially devastated complex into a contemporary, high-quality destination.

By integrating architecture, landscape, and hospitality into a unified system, the project establishes a new benchmark for resort development on the Dubrovnik Riviera, contributing to both tourism and the local community.
