Concept
The new Mövenpick Hotel Žnjan reinterprets the experience of a Mediterranean coastal hotel through the lens of movement, horizon, and sailing culture. Located along the waterfront of Split, the project draws inspiration from the dynamic atmosphere of the Adriatic regattas that define the maritime identity of the region.
The architectural concept reflects the rhythm of sailing and the presence of boats on the horizon, particularly referencing the famous Mrduja Regatta, one of the most recognizable sailing events in the Split area. The building’s composition evokes the motion of sails and the reflections of the sea, translating the energy of regatta culture into a contemporary architectural form. The hotel is currently under construction and scheduled to open in 2026.
Purpose
Currently under construction, the hotel is conceived as a mixed resort and urban hospitality destination, combining leisure, wellness, and conference facilities within a contemporary beachfront setting. The project includes 156 rooms, spa and wellness facilities, restaurants and bars, as well as conference spaces designed for meetings and events.
A rooftop level with an infinity pool, lounge, and gourmet restaurant forms the social centerpiece of the hotel, offering panoramic views of the Adriatic coastline and the surrounding islands.


Spatial Strategy
A central design objective was to ensure that every guest room has a direct view of the sea. The building massing therefore rises toward the coastline, allowing the layout of rooms to orient toward the horizon and maximizing visual connection with the Adriatic landscape.
This strategy reinforces the concept of the hotel as a contemporary maritime pavilion, where the architecture frames the sea as the primary spatial experience.
Architecture and Materials
The architectural language combines contemporary Mediterranean forms with references to the coastal landscape of Dalmatia. The building’s geometry reflects the surrounding mountains and coastline while its surfaces capture changing light conditions and reflections of the sea.
The result is a structure that balances resort comfort with urban sophistication, aligning with the design philosophy of the Mövenpick brand while maintaining a strong regional identity.
Urban Context
Situated along Žnjan Beach, the hotel is part of the broader transformation of the Žnjan waterfront into a modern coastal district that combines tourism, recreation, and public space. The project contributes to strengthening Split’s position as a year-round Mediterranean destination.
